One Grosvenor Gate, Belfast
One Grosvenor Gate is a 225,000sqft Grade A office development located on an identified “gateway” site on the northern approach to Belfast city centre and adjacent to the city’s planned new transport hub.
The design follows planning policy guidance for the site, stepping from 14 to 10 to 8 storeys, and has been designed in a manner where the development can be phased and from a tenant perspective, sub-divided either horizontally or vertically.
The elevational treatment is based on a BCO guidelines of a 1.5m planning grid, with white aluminium framing enclosing two storey glazed screens on the side elevations and a facetted fully glazing elevation overlooking the Westlink, the primary vehicular route that crosses the city.
The proposals emerged from a positive engagement process with the Belfast planning office, where the building footprint was realigned to provide a generous area of new public realm and arrival space outside the main entrance.
