The Glassworks, Salford
Hulme Street Salford includes the provision of c.175 homes with a predominance of 2-bedroom apartments that are fully compliant with the Nationally Described Space Standards (NDSS).
The site sits within the Salford Crescent Masterplan area – a £2.5bn, 240-acre major regeneration programme, anticipated to be delivered over the next 20 years.
The design splits the site into 2 elements – each with their own circulation core. The first is an 8 storey element which creates the primary streetscape to Hulme Street. This has a circulation core on the north facing Hulme Street elevation thus freeing up the southern courtyard elevation for apartments to benefit from southernly aspect and long views. This element has a tripartite organisation with recessed maisonettes at ground and first floor, a middle and a 2 storey crowning element. A rooftop garden is placed on top.
The second element is taller – rising to 16 storeys. Its core is positioned to the rear of the plot where a future party wall condition will occur. This ensures that this later phase can be delivered without impact on the residents of this development.
