The Pavilions, Waltham Cross, London

The Pavilions is a major shopping centre dating from the 1970’s located in suburban town of Waltham Cross, 12 miles north east of central London.

The centre is served by an underutilised 600 space multi storey car park that its owners Killultagh, identified as a redevelopment opportunity for residential accommodation.

The design proposal retains the lower three decks of car parking, with a stepped and carefully articulated block of 200 apartments sitting above.

Given limitations with the existing structural arrangement, lightweight modular construction is being adopted and is clad in light weight coloured panels, the shading of which reduces towards the top of the building, to reduce the apparent height.
